Beautiful waterfront home, located on the shores of Lake Memphremagog, which is a 35 mile long, 350+ foot deep lake that spans from Newport Vt. to Magog Canada and has incredible sunset views from our vantage point. All the lakes of The North East Kingdom are great because of the lack of boat traffic, but Lake Memphremagog is something special: it’s bigger than all the other lakes combined, with no more boat traffic than any other lake, so it's much more peaceful. Our house has a spacious living room with a gas fireplace; dining area with an additional 3 bar stool seats off the kitchen, for seating 11 total, surround sound system, a kitchen well stocked with appliances and utensils, 4 bedrooms with top of the line mattresses, 2 bathrooms, central air conditioning, a washer and dryer, a spacious deck with direct access to our 48 ft dock on the lake, a lower lake side deck and a deck on the back of the house – all supplied with deck furniture. Plenty of outdoor activities include: swimming, boating, cycling, fishing, ice fishing, kayaking, snow mobiling, cross country skiing, snow shoeing, or just hang by the fire pit and star gaze in the evenings. Just a short ride down our little street is a bike path that runs along the scenic lakeside all the way to the Canadian border. Don’t forget your passports because once across, you'll find a network of bike paths to explore with beautiful scenery and places for picnicking along the way. About 30 minutes away you'll find Jay Peak Resort: skiing, in door water park, golfing, and ice rink, and a great gondola ride to the top even in the off season. The large TV can be easily viewed from any room on this level. Direct TV is available on all TVs in the house; however, if movies are your passion then while here there is no need for Redbox or Netflix as there is an extensive library of DVD's from which to choose. If reading is your desire, there is also a library of books available for your use. The next level down houses two additional guest rooms, one with a king size bed and one with a queen size bed. There is an additional newly renovated full bath. A full laundry room with a full size washer and dryer is also on this level. The final level offers an additional family room (with a large flat screen TV) which allows for separation of generations if need be. Once again, beautiful views of the lake can be seen through the wall of windows. Additionally, there is a bedroom with two sets of bunk beds and a twin trundle bed. We use this whole level for the younger generation so they have their own space. The final space on this level is a room fitted to hold skis, ski bags, coats, boots, etc. A detached 2 car garage is a few step away from the house -perfect for either parking your car or driving you snowmobile directly in after a day on the trails. The city of Newport is nearby. It has several good restaurants, grocery stores, gas and pharmacies . Canada is down the street so bring your passport if you want some international flavor. The living room is a great place to relax as well or to send the kids to watch a movie or play one of the many board games or puzzles on hand while the adults enjoy some time to themselves in the spacious kitchen which is filled with all of your cooking and entertaining necessities. The covered front porch offers views of our large field out front and the farm beyond and the back yard has a small hiking trail cleared out through the rear of the property which leads down to a stream and lots of wildlife. There are hills for sledding, trails for exploring, a large flat lawn to play on (there are yard games provided for the warmer months such as corn hole, croquet, volleyball, etc.) Apple trees are scattered throughout the property with delicious fruits for the taking! We are located less than a mile from the boat launch for any boaters or fishing enthusiasts, and only a few miles from beautiful downtown Newport, shopping, and dining. You can access the hundreds of miles of VAST snowmobile trails from the property and we have views of Lake Memphremagog in our backyard. Jay Peak is 25 minutes away and Burke Mountain approximately 35, both beautiful Ski Mountains worth tackling for any snow lover. Craftsbury outdoor center is 35 minutes away with over 100km of trails. Craftsbury also offers sculling in the summertime. Jay peak is 25 minutes away. Our treasured farmhouse has 4 bedrooms upstairs, 2 full bathrooms one on each floor, eat in kitchen. The dining room and living room are combined, mud room/washroom and two porches. Downstairs there is a futon also, off the dining room, great for a nap or for someone who has difficulty with stairs. We have a private access to South Bay which offer great fishing summer and winter, great kayaking or boating but not a swimming beach. The area has several championship level golf courses, tennis courts are available, and the fishing at Lake Salem is renowned as the state of Vermont stocks the lake. The best time, though, is spent right at the lake relaxing, swimming, reading a book, doing a puzzle, fishing, and generally getting away from it all. Propane appliances (refrigerator, lights, stove, water heater) provide all the basic amenities. The lack of utility power only accentuates this great escape. Rocker's Retreat is owned by a local couple & their 4 children who love their adventurous Vermont mountain life, and rent their private home to help keep that dream alive for their kids- so thank you! The home is designed to be highly functional and stress free, from when you drive in and park in the private long and large driveway, always plowed out and enough room for 4-5 vehicles. Upon your arrival you will see a huge covered cedar front porch into our large front entrance that has a ton of hooks, and storage space to hang and store all your gear. A brand new gas renaille heater is located in front entrance makes sure your gear dries nicely and keeps the house at a comfortable temperature. The first floor has an open floor plan with a new "fully" stocked kitchen made for people who love to cook & Bake! It has a custom cement farmhouse sink, 5 burner gas stove, stainless steel french door fridge, custom concrete countertops, pots & pans, spices, plates, bowls, utensils, .... The living room has a ton of windows, and a new gas fireplace with a barn wood surround, custom cement hearth, and a 46" smart tv with cable. Wifi- signal is strong and through- out the house. The dining area open to the kitchen is surrounded by large windows and sliding doors, they open to the covered back porch with outdoor dining. The dining room inside has a large table that can sit 8 comfortably. Another very popular sitting area open to the first floor is the indoor hot tub room, surrounded by 8 foot windows to our gardens and huge white Vermont pines . The hot tub fits 5 adults comfortably and is drained and disinfected after each rental- The hot tub room is a glassed in area that is an oasis of relaxation year round . Off the first floor is also a bedroom/office that looks out to the gardens with french doors. A queen size bed with a memory foam mattress, great sheets, duvet, quilt and pillows can be found here and on every bed! There is a brand new washer & dryer in our half bathroom downstairs with one of our custom concrete sinks. Upstairs is a large master bedroom that has a king size Tempurpedic mattress, with sliding doors opening to a south facing long deck with a chaise lounge and views of Jay Peak and surrounding mountains. Another living room can also be found upstairs with a large couch that opens up to a queen bed for extra sleeping space, second office desk with sliding doors to large deck with views of Jay Peak. This living room also has a flat screen tv, and a pellet stove that keeps the upstairs warm and toasty in the winter. This is a perfect extra space for families with children, or someone craving some quiet time, or for a second office space for renters that are working from home. Two more bedrooms are upstairs with queen beds on custom barn wood bed frames, and cozy duvets and sheets. One of the rooms has sliding doors that open to the long south facing deck, the other has large windows looking out at the white pines and over an acre of gardens, sandbox, playhouse/set. Our 4 bedrooms have Bureaus, benches, shelves and hooks in each room that allow you to really settle in during your stay. A full bathroom newly renovated is located upstairs , with an armoire that has all the towels you need for your stay, hair dryer, iron, and more. Blinds and curtains can be found in each room ensuring your privacy at night even though you are nestled quietly in the mountains in our little slice of heaven. Take advantage of both traditional charm and modern updates located two minutes from Boutin's Mini Market (best beer and pizza in the area), five minutes from the Jay Country Store/Base Camp and Jay Village Inn, and a ten minute drive from the Stateside Base area parking lot. Enjoy all of this from your main (paved!) road location in Jay, providing easy in and out access to the property. The Jay Way Chalet is spread over 2200 square feet of living space on two levels that can comfortably accommodate 11 individuals. A large entry way provides plenty of storage for boots, skis, bags, and coats; drop your belongings, and get settled in! Cozy up in the living room next to the pellet stove after a long day of skiing, or - for those with extra energy - launch into a competitive game of Foosball (Tornado Table), or Pop-a-Shot basketball, or test your mixologist skills at the wet bar. With two separate living areas, both equipped with large TVs (both with XFinity Cable), kids and adults alike can find a space to relax and unwind. For those who don't ski, or are skiied out, the nook upstairs also allows for catching the best of the day's rays. If you do find yourself having to catch up with the real world - high speed Comcast, a dedicated land line, 24" monitor, and wireless keyboard and mouse hookups allow you to drop your laptop and get some work done (sometimes a necessary evil!) While we highly recommend an evening out at Base Camp or the Jay Village Inn, or picking up pizza and a growler from Boutin's, you also have the option to take advantage of a well-equipped kitchen to make a meal (or at the very least, prep your lunch or coffee before a day on the slopes). Features include new appliances in 2019, microwave, coffee pot, toaster, hand mixer, and all pots, pans, and utensils necessary to make a meal; in addition to basic condiments. Four bedrooms, and three bathrooms (two renovated in 2019) allow for plenty of space for relaxation and rejuvenation. All bedrooms have ample storage space, memory foam or pillow top mattresses, plenty of spare linens and blankets, and space heaters and fans for added comfort during your stay. Both queen bedrooms also feature televisions that are smart enabled (please just remember to log out of your accounts before you check out).
